I was born and raised in Newnan, and I have lived here for more than 25 years. People ask me what it’s really like, and I try to answer the way I would for a friend: what I like, what to watch for, and how to decide whether it fits what you want.
What is Newnan like?
Newnan is the county seat of Coweta County, about 40 miles southwest of downtown Atlanta. It has a historic downtown around Court Square, older neighborhoods with large trees and porches, newer subdivisions, and open country just outside town. It’s often called “the City of Homes.” You can go from a coffee shop on the square to a pasture in a few minutes.
What kinds of homes are in Newnan?
A wide mix. Historic homes in the older districts, mid-century and later subdivisions, newer construction, townhomes, and rural properties with acreage. If you want to compare, browse the current listings, and read the longer Newnan area guide.
What about schools?
Newnan is served by the Coweta County School System, which covers the whole county. Assignments depend on the address, so check the zoned schools for any specific property with the district before you decide. I’m happy to point you to the right place to look.
How long is the commute?
Newnan sits on I-85, which runs toward the Atlanta metro and the airport to the north and toward LaGrange to the south. Traffic changes everything, so the only reliable test is to drive your real route at your real hours. If you work in the metro, try the drive twice before you commit.
What should I compare Newnan with?
It helps to look at its neighbors. Senoia has a historic Main Street and acreage nearby. Peachtree City is a planned community with a network of paths. Grantville is a smaller town on the same corridor. All are within a short drive, so you can see several in one day.
What should I check before I buy?
For any home: get an inspection, review any covenants or association rules, and confirm the zoned schools by address.
For land: check legal road access, order a survey, ask about septic and water, and confirm zoning. I walk my clients through each of these.
For your move: drive the commute, visit at different times of the day, and eat in the town you’re considering.
What do I wish people knew before they move here?
Don’t judge the area from the highway. The best parts of Coweta County are not visible from I-85. Spend a weekend here, walk the square, drive the back roads, and talk to the people you meet. And bring a list of what matters to you: space, location, price, the property itself. I’ll help you match that to real properties.
How do I start?
